Enterprise Network member, Turpin Real Estate, has announced the launch of the Tri-State Alliance, a partnership that allows Turpin to share property listings with other brokerages in the area. Alongside Turpin, Halstead Property, Houlihan Lawrence and Coach Realtors are joining forces and sharing their listings online in an effort to streamline the home buying and selling process for their customers.
By bringing together a total of 68 offices, more than 2,900 agents and 8,000 exclusive listings, these four brokerages are expanding their reach and offering a more comprehensive search experience for their customers. Each firm’s property listings will be made available across all four sites, providing customers a one-stop-shop when searching for their next home in the New York metro area.
In addition to increasing the visibility of their listings, each brokerage is increasing brand recognition in regions they were not previously exposed to through their combined resources. With roughly 90% of searches beginning online, this strategic move will help prepare these companies for future success as they work together to promote their listings, communities and agents while expanding their customer reach as well.

Your staff and agents are the biggest point of contact to your customers which is why you want people at your brokerage that will provide outstanding service. To accomplish this, John Turpin, President of Turpin Real Estate, discussed how attraction is key in every brokerage’s recruiting strategy at the 2011 Active Enterprise Network Annual Conference.
With the changing landscape of real estate and the growing amount of competition, having an effective recruiting strategy is necessary to attract new agents. During his session, John discussed many tactics for their new recruiting strategy including targeted relationship building, regular meetings to evaluate the recruiting process and the review process for potential recruits – just to name a few.
On top of building relationships with new hires, they also focused on creating a business that others want to work for. By creating a culture that makes agents excited about the brand, the chances those agents will spread the word increase as well. Turpin uses these happy agents to their advantage by showcasing testimonials on their site.
Chances are, if an agent is thinking about switching brokerages they are looking at the competitors’ websites. Knowing this, Turpin Real Estate created a “Join Our Team” page. Here they were able to address potential recruits directly. The page features:

Their new recruiting strategy had many results. The first being that they hired nine newly licensed agents and 12 experienced agents from other companies. These new recruits now represent 19% of Turpin’s total agent population. Turpin also unexpectedly found that through the creation of the videos, their agents re-examined the positives of working at Turpin Real Estate and created a sense of community among their agents.
At this year’s conference, we wanted to shed light and increase awareness on a few of the syndication issues we’re seeing in the Real Estate Industry today. When it comes to syndication, we admit, we don’t have all the answers (yet). However, the future of syndication is in your hands and by engaging in an open discussion, we hope to educate Enterprise Network members on the difference between Black Hat and White Hat syndication as well as best practices for your listings.
So, here’s the problem; often times, syndication sites like Trulia and Zillow are beating you on Google search results for your long tail terms (long tail terms typically refer to specific property addresses and on average account for 65% of traffic to your site). In addition, these Black Hat syndication sites are redirecting Google to their site instead of yours through no follow links. The result? These sites are telling Google they are the original source for your content and establishing themselves as the authority on that listing.
Last week, we lost a close friend and respected member of The Active Enterprise Network. John Kroll Turpin, better known as Jack, died following a brief illness on Friday, May 21, 2010 at age 65. Turpin’s passion for real estate led him to join the family business at Turpin Real Estate, where he spent over three decades leading the company in becoming one of the premier independent real estate firms in Northern New Jersey. After passing the title of president to his son John Turpin in 2009, Jack spent his remaining time as broker of record at Turpin until his death.
Jack Turpin was a loving husband, father, grandfather and friend and will be missed by all who had the pleasure of knowing such a great man. In lieu of flowers, the family requests that donations be made in his honor to Blair Academy, PO Box 600, Blairstown, NJ 07825.
